Parts of Littleton sit on grades that send spring melt toward the garage. We want to know if water enters. A coating is not a drain. Where the slab stays dry, flake is the garage answer and a tested lower level can take a solid or metallic floor.
Older downtown-adjacent garages are smaller and more stained. Newer southwest subdivisions are larger and newer. The photo tells us which prep we are walking into.
